Camber was founded in January 2016 by Rick Gropper and Andrew Moelis with the intent to bring institutional quality and attention to detail to the affordable housing industry. Since then, our team has grown to include experts in development, construction, asset and property management of affordable and mixed-income housing.
Rick Gropper has nearly 20 years of experience in the new construction and preservation of affordable housing across the five boroughs of New York City and beyond. Throughout his career to date, he has been directly responsible for development transactions exceeding $4 billion of total cost and 20,000 units in aggregate.
At Camber, Rick focuses on sourcing and structuring transactions using his deep relationships with investor, lender, community and government partners. Prior to co-founding Camber, Rick worked his way up the development ranks, gaining experience in all aspects of the development process. He served as Development Director at L+M Development Partners, one of the largest and most prolific developers of multifamily housing in NYC.
He has a B.A. in Sociology from Connecticut College and a M.S. in Real Estate Development from Columbia University. Rick serves on the boards of Habitat for Humanity NYC, NYSAFAH, the Citizens Housing and Planning Council, the Furman Center for Real Estate and Urban Policy, Building Skills NY and the Madison Square Park Conservancy. In 2021, Rick was named to the prestigious Crain’s New York 40 Under 40, which recognizes young professionals leaving their mark on the NYC business community.
Andrew Moelis has deep experience completing complex real estate transactions that leverage private sector resources to maximize public benefit. At Camber, Andrew focuses on business plan execution and directs the company’s overall investment and growth strategy. Prior to Camber, Andrew worked for L+M Development Partners where he focused on preserving affordable housing and new market rate developments. Prior to joining L+M, Andrew served as an Associate in Empire State Development’s Real Estate Development Group, coordinating the disposition of public sector assets to achieve maximum economic and community impact returns. Andrew holds a B.S. in History from the University of Pennsylvania.
Karen Hu leads a team of deeply experienced professionals on the whole range of affordable development deals—from ground up new construction to preservation of NYCHA projects.
Karen has successfully completed multiple high-profile projects throughout her decades long career. She got her start in real estate at HPD, as a City Planner in the Bronx Planning Unit. She then worked at Phipps Houses as a development project manager on new construction multi-family deals in the South Bronx and Harlem. While she was at The Hudson Companies, she was the project lead on One Clinton, the redevelopment of the Brooklyn Heights Library into a luxury condominium project with the largest branch in the Brooklyn Public Library system. Karen holds a B.A. in Art History from Williams College and M.S. in Real Estate Development and City Planning from M.I.T.
Daniel Norelli has over a decade’s experience in developing and implementing strategies to achieve the goals of an organization, and at Camber he oversees the execution of the company’s business strategy. Additionally, Daniel has nearly 20 years experience in investment management. Throughout his career he has executed on over $5B of real estate transactions. and at Camber he leads the Acquisitions, Asset Management, and Administration teams.
Daniel joined Camber after serving as the Director of Strategy & Finance for Trinity Wall Street. At Trinity, Daniel provided strategic management of the organization’s $6B endowment with a focus on financial strategy, risk management, operations and resource allocation. Additionally, Daniel oversaw the creation and execution of business plans for 6 million SF of NYC office portfolio. Prior to Trinity, Daniel provided investment management solutions to institutional investors at Goldman Sachs, Credit Suisse and ISI Group. Daniel holds a B.S. in Mechanical Engineering from Lehigh University, a M.S. in Analytical Finance from Lehigh University, and an MBA from the Wharton School. He is a CFA charterholder.
