Camber was founded in January 2016 by Rick Gropper and Andrew Moelis, who previously worked together at L+M Development Partners. Since then, our team has grown to include numerous others with deep experience in the development, construction and ownership of affordable and mixed income housing.
Rick Gropper has nearly 20 years of experience in the new construction and preservation of affordable housing across the five boroughs of New York City and beyond. Throughout his career to date, he has been directly responsible for development transactions exceeding $4 billion of total cost and 20,000 units in aggregate.
At Camber, Rick focuses on sourcing and structuring transactions using his deep relationships with various partners, including investors, lenders, the community, and government. Prior to co-founding CPG, Rick worked his way up the development ranks, gaining experience in all aspects of the development process, and most recently serving as development director at L+M Development Partners, one of the largest and most prolific developers of multifamily housing in NYC.
Rick has an undergraduate degree from Connecticut College, and a M.S. in Real Estate Development from Columbia University. He serves on the boards of Habitat for Humanity New York City, the New York State Association for Affordable Housing (NYSAFAH) 2G, and the Citizens Housing and Planning Council. In 2021, Rick was named to the prestigious Crain’s New York 40 Under 40 list, which recognizes young professionals leaving their mark on the New York City business community.
Andrew Moelis has experience in complex multilayered real estate financing as well as leveraging private sector resources to maximize public benefit. At Camber, Andrew focuses on directing the firm’s overall investment and growth strategy. Prior to Camber, Andrew worked for L+M Development Partners, where he focused on affordable housing preservation and market rate development. Prior to joining L&M, Andrew served as an associate in Empire State Development’s Real Estate Development Group, coordinating the disposition of public sector assets in order to achieve maximum return in both dollars and community impact, and as an analyst in Citigroup’s Public Finance Infrastructure Group. Andrew holds a B.S. from the University of Pennsylvania.
Karen Hu leads a team of deeply experienced professionals on the whole range of affordable development deals, from ground-up new construction to preservation of NYCHA projects.
Karen has successfully completed multiple high-profile projects throughout her decades-long career. She got her start in real estate at the New York City Department of Housing Preservation and Development, working as a city planner in the Bronx Planning Unit. She then worked at Phipps Houses as a development project manager on new construction multi-family deals in the South Bronx and Harlem. While she was at The Hudson Companies, she was the project lead on One Clinton, the redevelopment of the Brooklyn Heights Library into a luxury condominium. Karen holds a B.A. in Art History from Williams College, and a masters in Real Estate Development and City Planning from M.I.T.
Daniel Norelli oversees the execution of the business strategy for Camber, and leads the Acquisitions, Asset Management, and Administration teams. In his role, he taps into over a decade’s experience in developing and implementing strategies to achieve the goals of an organization, and nearly twenty years of experience in investment management. Throughout his career, Dan has executed on over $5B of real estate transactions.
Daniel joined Camber after serving as the Director of Strategy & Finance for Trinity Wall Street. At Trinity, Daniel provided strategic management of the organization’s $6B endowment with a focus on financial strategy, risk management, operations, and resource allocation. Additionally, Daniel oversaw the creation and execution of business plans for a 6-million square-foot NYC office portfolio. Prior to Trinity, Daniel provided investment management solutions to institutional investors at Goldman Sachs, Credit Suisse and ISI Group. A CFA charterholder, Daniel holds a B.S. in Mechanical Engineering from Lehigh University, a M.S. in Analytical Finance from Lehigh University, and an MBA from the Wharton School.
